Looking To Sell?  Under Section 21, in principle, it was simple. Two months 'no fault' notice was given and you were free to sell or decide to re-let.

Under the new rules, if you issue a Section 8 notice to gain vacant possession for a sale, a "Restricted Re-Letting Period" kicks in after tenants leave.

Even if your buyer pulls out or the chain collapses, you are legally barred from re-letting or even marketing the property for 12 months from the date the notice expires.
